The Algarve region in the south has long been popular with foreign owners of holiday homes and those looking to retire in the sun. However, the recent boom has widened Portugal´s appeal, with the metropolitan areas of Lisbon and Porto being particularly popular, as well as the regions immediately around them. In turn, the price rises have encouraged the more adventurous to look for property in the country´s interior where the slower pace of life, space and cheaper property make an attractive alternative retirement location.
Purchasing Property
Property is the most expensive purchase most people make in their lives. It can be a stressful process, even more so when you are navigating an unfamiliar system in a different country.
I have helped clients purchase houses, villas and apartments across Portugal and can oversee the whole process from start to finish. I can help complete a number of important checks and review contracts and documentation to ensure a successful outcome:
- Background checks on the property to establish the ownership and any outstanding loans which could present risks if paying a deposit in advance.
- Checks on the registration and habitation certification of the property to ensure it complies with the approved plans and does not have unauthorized modifications.
- Ensuring a detailed inventory is agreed prior to the real estate purchase with regard to fixtures and fittings.
- Negotiating and agreeing how the sale will be conducted, and the requirement or size of any deposit.
- Review of the contract of sale to ensure the terms protect your interests.
- Helping negotiate with the seller, their representatives and any banks involved to arrange the final sale meeting and process.
- Accompanying you to the land registry or notary to ensure the process runs smoothly.
- Ensuring all required taxes are paid, the sale is properly registered, and you receive the deeds to the property.
